In 2025, logistics developers increasingly moved away from speculative projects in favour of facilities developed for specific occupiers, particularly under the BTS and BTO models. Today, most companies regard such projects as a key part of their business. Tailor-made facilities are no longer an alternative — they are becoming a market standard. This shift is being driven by increasingly complex operational requirements, technological demands and growing pressure to improve supply chain efficiency.

Cezary Szmydki of Quatrihub highlights the broader operational context behind this change. In his view, occupiers are no longer simply looking for space, but for a facility that fits the way they operate their business:

“Clients expect solutions precisely tailored to their operational processes,” says Cezary Szmydki.

As he explains, this level of customisation applies not only to the warehouse layout, but also to advanced technical installations and the degree of automation. His observations are consistent with the views of other experts quoted in the article, who agree that increasingly demanding occupier requirements are making standard warehouse developments less and less suitable.
