A new developer, Quatrihub, has entered the Polish industrial real estate market, debuting with three projects. The company’s strategic goal is to join the ranks of Poland’s largest warehouse property developers.

Quatrihub, a Polish developer specializing in industrial real estate, is launching with a ready-to-go portfolio of projects comprising three facilities across three key regions of Poland. Construction of the first facility—a 27,000-square-meter warehouse near Wrocław—is set to begin in early 2027. The investment is valued at nearly €30 million, with completion scheduled for the second quarter of 2027.

A new standard of operation

This new market entrant aims to set a new standard for project delivery in the warehouse sector. The team combines extensive knowledge and experience gained at major corporations with a boutique, personalized approach to client service. The company’s mission is to deliver modern industrial spaces that are timeless, sustainable, technologically advanced, and genuinely flexible.

The company also intends to support tenants in creating self-sufficient, automated operational spaces that not only meet current needs but are also prepared for future challenges. In the long term, it plans to implement advanced technological solutions—including those for management—ranging from infrastructure automation to analytical systems that support energy and operational optimization.

“We would like to redefine the concept of flexibility for our clients. We aim to build future-proof warehouses that provide tangible support for the digital transformation of logistics and industry, while also helping our tenants build a lasting competitive advantage” – adds Michał Pluciński, Co-Founder & Managing Partner at Quatrihub.

Goal – the forefront of the warehouse market

Quatrihub is launching with a clearly defined location strategy, focusing on the most promising areas in Poland, such as Wrocław and Kraków. The company is not only concentrating on key logistics hubs across the country but also aims to identify and address existing market gaps—specifically, the shortage of modern, flexible warehouse space capable of replacing outdated facilities that no longer meet the needs of today’s tenants.

“Our goal is to deliver a product tailored to the actual expectations of the market and institutional investors. A key objective for the coming years is to join the ranks of Poland’s largest warehouse developers and provide services meeting the highest international standards”, adds Aleksandra Kaczmarek, Co-Founder & Managing Partner at Quatrihub.

Warehouse market in Poland – stabilization after record highs

The warehouse market in Poland has maintained a stable condition for several quarters; total stock has exceeded 36 million sqm, representing a 7.5% year-on-year increase. In the first half of 2025, 1.15 million sqm of new space was delivered, while just under 1.5 million sqm remains under construction. During this period, tenants leased nearly 3 million sqm—marking a 10% year-on-year rise in demand—with lease renewals accounting for more than half of the transactions. The market remains strong, driven by steadily growing demand—primarily from the e-commerce, contract logistics, and industrial manufacturing sectors—alongside limited new supply. Poland continues to attract investors as a central logistics hub in Central and Eastern Europe.
